Terms of Service

Maximum accommodation capacity: 12 adults
Possibility of 1 extra-bed on each bedroom – availability and price upon consultation

The number of guests announced on the reservation cannot be exceeded.
During the stay, external visits to the site, besides the announced guests, are not allowed.

Check-in: 16h-22h. Check-out: until 12h

Regime: Accommodation and breakfast

Breakfast served from 8h30m until 10h30m, as self-service, and it’s restricted to the available products

Amenities included:

-Free Wi-fio
-Cable TV on each bedroom and each living-room
-Air conditioning / heating on each bedroom
-Bathroom towels
-Toilet paper
-Bed linen
-Hair drier
-Sabão/Gel de banho/Shampoo
-Cleaning service (periodicity to be agreed)

– Pets: Not allowed

Smoking is not allowed on any interior room

– Swimming pool:

– Access allowed within the schedule given by the owners.
– Children are not allowed to use the pool without the parents/responsible supervision.
– Food or glass containers are not allowed in the pool area.

– Noise: Excessive noise should be avoided in common areas after 11 pm (out of respect for other guests).

– Reservations: through the “Reservation” banner on the website

– Prices: under consultation

Terms of payment

Accommodation – 30% on reservation, and 70% until 1 week before the check-in date.

Events – 50% on reservation (which is not refundable) | 50% 30 days before the event date.

– Cancellation policy:

Accommodation
– Until 30 days before check-in date – No charge
– At less than 30 days before check-in, the advanced payment is not refundable
– The reservations cannot be modified at less than 30 days before check-in date
– All reservations made at less than 30 days from check-in date cannot be modified
Events
– The advanced payment is not refundable

– Damage payment

In case of any damages caused by negligence , we reserve de right to charge the guest for the corresponding payment

For events, a 500€ deposit is required at check-in, which is returned at check-out in case of no recorded damages.

The site shall be delivered by the client in the same conditions as on check-in.

– Noise and schedule

– Events: shall cease on the time determined by the owners
– Accommodation: Excessive noise on the common areas is not allowed after 23h
